Investment criteria: Everything starts with your input and goals. In that regard we ask you to tell us your overall objectives (investment expectation, business idea, lifestyle, retirement, a combination?); budget to purchase; budget to develop; budget to operate; type of property (rural uncultivated, existing vineyard, olive orchards, resort property for development, vacation home, apartment, etc.); approximate size of property in hectares/acres or in m2/square feet; and desired location. Once we have your criteria, Stephen Vletas will personally add his input and advice on location and other items. Then our team compiles a list of properties that meet your specific requirements. We send you this list with outline details and photos via email, and then narrow the list further with your input. When you arrive for your first visit, we are prepared to show you these properties. We have pricing, site plans, and other details ready as well. In addition to identifying properties for sale through conventional means, we have full-time staff whose only job is to locate properties not officially on the market. We uncover the best values and hidden gems through our extensive network of personal contacts with private landowners, on-site caretakers, irrigation officials, and other means. Our customized property scouting service means you don’t have to deal with multiple real estate agents and property brokers or work through listings and other information in Spanish. From an efficiency and cost saving point of view—our clients don’t have to spend their valuable time on-site or make numerous costly trips to Argentina. We will send you a detailed trip itinerary in advance of your arrival, and do everything possible to make sure you make the best use of your time here. Complimentary Travel Planning Services: Our in-house travel consultants can arrange all aspects of your trip; everything from airline tickets, to VIP airport greeting and transfers with a private multilingual host, to accommodations, winery tours, cooking classes, tango lessons, adventure and other activities. The first question everyone asks is, “Can I actually own property in Argentina in my own name?” Yes, you can have the title to your property in your own name. You do not need an Argentine partner to own property. To own property in Argentina, a foreigner needs to have a CDI (equivalent to a Tax ID or Social Security number in the United States, Canada, and Europe). The Southern Cross legal team can obtain a CDI for you in one day for a nominal fee. Working with the SCA Legal Team means you will have local experts to guide you through the purchase process on the way to receiving your title. It is important to comply with the rules of Tierras Rurales for all rural properties. The SCA team can make these presentations for you and do the follow-up. Additional due diligence we perform on your behalf includes water and well rights verification, easement and access verification, utility verification, and other pertinent evaluations needed to achieve your purchase goals. A trusted independent notary (escribano) who works on a regular basis with SCA reviews and certifies all paperwork related to the purchase of real estate including: verification of clear updated title, verification of updated property map/plan, and verification that no liens exist against the property. The escribano in conjunction with our legal team prepares the Contrato de Compraventa, which is the sales contract, then you are assisted every step of the way to ensure a smooth transaction and no last minute surprises when it comes time to sign the escritura papers (final title papers). |
